FWJK initiated a venture into property development in the year 2000 and since then we have undertaken commercial office, industrial, retail, residential, medical centers and mixed use developments in excess of R20 billion in value. The FWJK Co-Development at Cost method of property development has taken the sectional title property market by storm and continues to do so by offering investors and end users the opportunity of investing in various type of property at cost price without having to bear the additional cost of the traditional developer’s mark up of 15% to 30%. This provides an easy bank funding solution as the banks perceive true value due to the lower than market cost price and banks are often prepared to lend at a higher loan to value level than would be the case with profit driven developments. Our objective as a professional firm is only to generate a fee commensurate with the work executed and to create professional work for FWJK's divisions of architecture, project management, quantity surveying and development management. FWJK enjoys a wealth of development expertise which it can offer to its clients who may be owners of land that they wish to develop but may not have the development experience necessary to undertake a successful property development venture. FWJK offers a fee based option for undertaking the property development and co-ordination role.
