Builder Capital is currently in the business of providing lot banking capital to support the growing lot inventory needs of Home Builders. With principals that have over 25 years in the lot bank space, Builder Capital can offer ways to finance lots without using bank debt, which allows for greater balance sheet flexibility for a homebuilder. The rolling option structure improves debt-equity ratios and compliance with senior lender debt covenants while typically requiring less cash in a project than a lender for a builder’s land spend. Working with dozens of builders we have found that a lot banking program helps a builder with the maintenance of internal cash reserves and is not to be disruptive to the builder’s operation, especially if implemented across multiple projects over time.
