Alcova's bridge capital is utilized to finance real estate acquisitions, repositioning and development opportunities in major U.S. markets. Loans which include first mortgages, B-notes, mezzanine debt and preferred equity are made across property types and typically price at 8-11% with a duration of 9-36 months. Loan proceeds may include reserves to cover interest shortfalls and property repositioning costs according to a business plan, which will allow a borrower to refinance with a more conventional loan upon completion and/or stabilization.
