At The Highlands Resorts we manage all facets of the timeshare operation in-house. We are extremely fortunate to have one of the best teams in the industry, which has made Sedona a model of profitable growth and customer satisfaction. All of our key managers have been with The Highlands Reosrts since its inception and the success of the Resort is a reflection of their dedication. Sales and Marketing, including tele-marketing rooms, OPC sites and direct mail campaigns are all managed in-house. Highlands Resorts has achieved $100 million in net sales since its inception and manages over $4 million in marketing costs annually. We have a sales team with over 30 representatives and the sales center is open 360 days per year. Currently Highlands Resorts manages a call center, over 20 off-property tour generation sites, and extensive direct mail campaigns. Portfolio Management and Collections for the Resort are also managed in-house 60% of our sales are financed and we are approved for a 95% advance rate from Textron Financial. This advance rate is only approved for best performing portfolios. Our defaults are under 5%. The resort has over 10,000 owners. Highlands Resorts is impeccably maintained and we are proud to say that the biggest complaint at the annual meetings is the lack of pet cottages.
