Overview:We are a small family firm of Chartered Surveyors specialising in Commercial Property who provide advice to a range of clients including tenants and landlords of a wide variety of property including offices, shops, warehouses, workshops, factories, transport depots, Bus Stations, car showrooms, public houses, nightclubs, schools & glass recycling plants covering the whole of England.
Both Kevan Short and his son Andrew are fully qualified Chartered Surveyors (Members of the RICS).
We are able to advise on:
Business Rates (Rating) where we have been successful in achieving corrections for clients both by agreement with the Valuation Office and from representing clients at Valuation Tribunal.
Landlord & Tenant matters including rent reviews and lease renewals. We also carry out lease compliance surveys on behalf of Landlords to minimise future conflicts.
Dilapidations. For Landlords we carry out interim dilapidations surveys to try to ensure repairs & redecoration are kept up to date and also final dilapidations surveys following a tenants departure. For tenants we carry out inspections and prepare schedules of works to ensure lease compliance.
Valuations. Kevan Short, the senior partner of the firm, is an RICS Registered Valuer. We are therefore able to carry out Valuations and provide advice on valuation matters.
Agency. We advertise property both for sale and to let (lease) on behalf of Landlords. We also provide an acquisition service for people looking to acquire premises where we can assist with identifying suitable premises, prepare schedules of condition, negotiate rents and incentives and to advise on the Business Rates assessment.
Survey Work. We can carry out surveys and inspections to prepare plans suitable for Land Registry purposes.
General Consultancy. We can provide general surveying advice on development, moving premises etc.
