Cost Segregation is a “lucrative tax strategy” for both companies and individuals who have built, purchased, acquired, expanded or remodeled any type of commercial or industrial real estate. It is a re-allocation of qualifying components from real property to personal property through a detailed technical analysis of identifying and quantifying the cost factor and classification of each component. In a building that depreciates over 39 years for commercial, and 27.5 years for multi-family it allows the segregated components to be accelerated to 15, 7, and even 5 years.
