I have built up a good breadth and depth of experience in Property Management gained from the variety of roles I have worked in; from prioritising long-term development over short-term gain; and from actively seeking exposure to new roles / experiences. My move from Broadgate Estates to JLL has found me working in a much more autonomous manner, drawing on all the experience I have previously gained, to thrive in my current role as General Manager of a brand new mixed-use office / retail building. Historically I have provided Landlord FM / Property services of multi-let buildings, estate management, retail management of 60+ units, a mixed-use office park, a logistics park, a remotely managed office complex, and a building closing for demolition. I have also gained great experience of environmental / energy initiatives and projects primarily through my time as Waste Management champion at Broadgate Estates but also in my current role in managing a BREEAM excellent building and its application for The Clean City Awards Scheme. I have previously been a member of the FMA’s Young Managers’ Forum and wrote several articles for industry publications.Property Manager @ From August 2015 to Present (5 months) General Manager - 6 Bevis Marks @ - Pre PC consultation for site services, service charge and building set-up - Setting up of landlord services for the building post-PC and leading the building’s transition management from construction through void building to occupancy - Assisting the landlord’s team (Project Managers, Architects, Construction Contractor) in ensuring post-PC snagging was completed with minimal disruption to other building users. - Working with the landlord’s letting team to devise and execute letting strategy, and liaison with potential tenants - Working with signed retail and office tenants and their fit-out teams to overcome the challenges of their moves - Manage the building’s energy and environmental strategy - Managing the building’s landscaped roof terraces and events strategy for usage of these spaces including commercialisation, filming requests, social events etc From January 2014 to August 2015 (1 year 8 months) Waste Management Champion @ Alongside my main role at Broadgate Estates, I also performed the role of Waste Management Champion. I provided assistance to my colleagues with procurement, tenders, contractor performance management and general advice to the company on matters to do with waste management, recycling and sustainability. From August 2013 to January 2014 (6 months) London, United KingdomEstate Services Manager - The Broadgate Estate @ - Responsible for the delivery of a variety of services to a 32 acre mixed use Estate in the square mile. - Management and control of 19 service charge schedules totaling over £4 million across the Estate including budget setting, forecasting and delivery. - Devised and implemented a new waste management strategy for the Estate including change management; procurement of new equipment, operatives and services; introduction of new recycling streams to improve performance; managing consultants employed to work on the change project. - Acted as the main reporting contact for 60+ retailers on the estate across a variety of industries - Tendered numerous service charge contracts and large works’ projects including the production of reports afterwards. Many of these involved thorough modernising of the contracts to improve efficiency and cost-effectiveness. - Managed the impact on the Estate and tenants, of several large construction projects. - Managed the challenges of Security for a privately-owned public realm estate, including numerous high profile civil unrest incidents, enforcing licensing laws, providing security for large scale events like football match screenings, anti-terrorism measures and the general interface of the Estate with the city and city police. - Responsibility for CSR across the Estate including implementation of a strategy for greater bio-diversity and initiatives to promote increased engagement with local charities and communities, opportunities for apprentices, bio-diversity initiatives and energy consumption reduction projects. - Project managed several works projects for estate services. - Responsible for Health and Safety compliance across the Estate including all internal and external audits. This involved a high level of interface with the public and investigating and processing insurance claims. From February 2011 to January 2014 (3 years) Building Manager - 6 Broadgate @ - Managing delivery of service charge contracts to landlord areas of a 250,000sq ft building. - Managed Service Charges and budget process, alongside property accountants to deliver the building’s service charge on budget and in time. - Developed a good rapport with occupier contacts, seeking ways to improve customer satisfaction at every opportunity. Sought regular communication and feedback through periodic meetings. - Responsible person for Health & Safety in the building, including the building’s fire detection system, evacuation procedures and overseeing planned evacuations of the building. - Simultaneously oversaw several large occupier move-outs and the eventual landlord vacation of the building prior to demolition, salvaging of equipment , and then handover of the building to the demolition company. Eventually closed off all services, contracts and accounts associated with the building. - During this time I was also given the responsibility of managing the suspended construction site that is now The Leadenhall Building for British Land from April 2010 until February 2011 including managing utilities, health and safety, basic ad hoc maintenance and access / security to the site. From April 2010 to February 2011 (11 months) London, United KingdomInterim Park and Estates Manager - Maxim Office Park @ - Managed 3 areas of a multi-use business park comprising a newly built office park (Maxim Park), a smaller office park (Europoint Office Park) comprising 4 remotely managed buildings and a logistics park (CentralPoint Logistics Park) - Managed landlord service contracts and service charges - Worked on-site at the new build with the construction team to ensure all snagging issues were resolved and building defects were dealt with promptly after Practical Completion of the buildings. - Accommodated Health and Safety audits, inspections and implemented their subsequent actions. - Formulated strategies for management of the remotely managed office park.. These included key holding services, regular cleaning / Security patrols, escalation procedures etc. - Formulated strategies for running the logistics Park, liaising with warehouse managers and managing traffic ingress / egress amongst other challenges unique to logistics parks - Managed the unique challenges of landscaping and Health & Safety in harsh Scottish climate including ensuring provisions were made for snow clearance, gritting, maintenance of planting schemes, keeping open traffic routes, contractor welfare facilities etc. From August 2009 to April 2010 (9 months) Motherwell, United KingdomMember @ After becoming involved with the FMA's Young Managers Forum whilst a student I attended networking events with the group and eventually became a member of the committee responsible for promoting the industry to students.
